How Often Should You Service Your Boiler?

Every 12 months. It’s what boiler manufacturers recommend and, for most new boilers, what the warranty requires. The service should be carried out by a Gas Safe registered engineer and recorded in the boiler’s logbook or the manufacturer’s online system.

Skipping a year might seem harmless, but it risks the warranty and gives small problems time to grow. Booking a boiler service before winter means any repairs are done before you rely on the heating every day.

What yearly servicing protects

  • Safety: checks that the boiler burns gas correctly and the flue clears waste gases
  • Efficiency: clean components use less gas
  • Reliability: worn parts are spotted before they fail
  • Warranty: a full service history keeps manufacturer cover valid
  • Longevity: well-maintained boilers tend to last longer

What a good service includes

  1. A visual check of the boiler, flue, pipework and controls
  2. Removing the casing to inspect the burner, heat exchanger, fan, electrodes and seals
  3. Cleaning components and the condensate trap where needed
  4. A flue gas analysis to confirm safe, efficient combustion
  5. Checking gas pressure and safety devices
  6. Checking system pressure and the expansion vessel
  7. Recording results and explaining any issues

If you have an unvented cylinder, its safety devices should be checked at the same time. See our unvented cylinders page.

Signs a boiler needs checking sooner

  • Frequent lockouts or fault codes
  • Pressure that keeps dropping
  • Banging, gurgling or whistling
  • Yellow flames (on boilers with a visible flame)
  • Soot or staining around the boiler or flue
  • A smell of gas or fumes

If you smell gas, turn off the supply at the meter if it’s safe, open windows, avoid electrical switches and call 0800 111 999. Our guide to common boiler faults explains some typical issues.

Timing your service

There’s no set date, but around 12 months after the last service or installation is the target. Late summer and early autumn are popular, as it leaves time for repairs before the cold weather. Engineers are usually busiest from November to February.

Boiler servicing around Ringwood and Lymington

Homes across Ringwood, Lymington, New Milton and Christchurch range from coastal bungalows to larger family houses. Boilers in larger homes often work harder, particularly those supplying multiple bathrooms, so keeping up with servicing is especially worthwhile. Boilers with flues facing the coast can also be exposed to salty air, which the engineer can check during the service.

Frequently asked questions

Does a new boiler need a service in its first year?

Yes. The first service is normally due around 12 months after installation, and missing it can affect the warranty.

How long does a service take?

Usually around an hour for a straightforward boiler. It can take longer if the engineer finds something that needs a closer look.

Is servicing a legal requirement?

Not for homeowners, but it’s usually a warranty condition. Landlords must have an annual gas safety check, which is separate but often done at the same visit.
